How much does a REMAX franchise actually cost?+
The one-off franchise fee runs from £5,000 +VAT (small territory) to £20,000 +VAT (75,000+ population), with a continuing fee of £350–£900/month +VAT depending on size. A virtual franchise then runs on roughly £790/month all-in on a small territory (≈£840 medium, ≈£1,040 large), versus around £6,030/month going it alone. Compare that with the £50,000+ it typically takes to launch an independent agency. You get a full, itemised fee disclosure before you sign anything.
Do I need an office?+
Not to start. Most new owners begin with a Virtual franchise: no premises, full brand and systems, serving your exclusive territory. You then move into premises when the business justifies it (most virtual owners plan that step within 24 months), or start Physical from day one if it suits your market. Physical owners keep 90% of commission, virtual owners 80%.
Do I need estate agency experience?+
No. You get a 5-day Franchise Owners course, live online training over two weekends, Google Classroom materials and two months of one-to-one coaching. What we actually look for is leadership, business acumen, drive, local knowledge and commitment. Several of our best owners came from completely different industries.
How do I make money as a franchise owner?+

What about Rightmove and Zoopla fees?+
This is one of the biggest savings. For virtual franchises the portals (Rightmove, Zoopla and OnTheMarket) are covered by REMAX geographic licences and re-charged at £50 per listing only when you actually list a home. No four-figure monthly portal bill while you build.
I already own an agency. What does converting look like?+
You keep what's working (your reputation, your client base, your local knowledge) and fix what isn't. Your brand changes overnight to the world's most recognised in property; your staff can transition to the self-employed agent model, removing salary costs while raising their earning potential; and we work with you on the transition timeline, rebrand and agent conversion. How quickly could I launch?+

Should I join as an agent first, or go straight to a franchise?+
If you have business experience and the ambition to build something, there's a strong case for going straight to the franchise: territories are exclusive, so securing yours now locks it down before someone else does; you keep 80–90% of your own sales from day one rather than an agent's 60–80%; every agent who joins builds your business instead of someone else's; and it's a sellable asset you own. Many of our owners did start as agents (Gary Moyse, Carol Lawton and Sharon Campbell all went on to buy franchises), so the agent route (£1,100 +VAT) works too, but it's best suited to people who want to sell rather than lead.
